Reduction of Property Sale and Mortgage Registration Fees is Approved in Thailand泰國核准降低房地產銷售和抵押登記費用

On 8 April 2025, a resolution to reduce the government fees for registering the sale and mortgage of immovable property is approved by the cabinet in Thailand. It is published in the Government Gazette on 22 April 2025 by virtue of Clause 2(7)(d) of Ministerial Regulation No. 47 (B.E. 2541), issued under the Act on the Application of the Land Code, B.E. 2467 (1924). The reduced fee rate is effective from 22 April 2025 until 30 June 2026.

泰國內閣在2025年4月8日核准一項降低不動產買賣及抵押登記政府費用的決議。此項決議於 2025 年 4 月 22 日公佈在政府公報,根據佛曆2467年(1924)《土地應用法》第 2541 號部長條例第2(7)(d)條的規定。降低的費率自 2025 年 4 月 22 日起至2026 年 6 月 30 日生效。

 

The resolution is to support the real estate sector and to promote property ownership. The reduce fee applies to sale and mortgage registrations for certain types of properties, including detached houses, semi-detached houses, row houses, commercial buildings, accompanying land, and condominium units, with a sale price, official assessed value, or mortgage amount not exceeding THB 7 million. The reduction of fee only applies when a buyer is a Thai individual.

此決議旨在支持房地產行業並促進財產所有權。減免費用適用於特定類型房產的銷售和抵押登記,包括獨立式住宅、半獨立式住宅、排屋、商業建築、附屬土地和公寓單位,其售價、官方評估價值或抵押金額不超過 700 萬泰銖。只有當買家是泰國人時才可享有費用減免。

 

According to the cabinet, this would expect an increase in residential unit transfers this year by 9.7% year-on-year. Due to the 7.7-magnitude earthquake in Myanmar on March 28 which affected Thailand, the disaster has led to delays in residential property transfers, and the government may offer additional incentives to stimulate this sector.

內閣表示,今年住宅單位轉讓量應比前一年增加 9.7%。由於3月28日緬甸發生7.7級地震、波及泰國,災害導致住宅物業轉讓延遲,政府可能會提供額外的激勵措施來刺激該行業。

 

In line with the relaxation measures on the supervision criteria for housing loans and other loans related to housing loans (LTV) by the Bank of Thailand, aiming to support the real estate sector and related businesses by alleviating the problem of high housing supply backlog.

配合泰國央行放寬房屋貸款及與房屋貸款相關的其他貸款(LTV)監管標準的措施,目的在透過緩解住房供應積壓問題來支持房地產行業及相關業務。

 

Following are the reduced rate for registration fees:

以下是註冊費的優惠費率:

1.         Sale: Reduce from the normal rate of 2% to 0.01% of the officially assessed value. For houses worth no more than 7 million baht

銷售:從一般2%稅率降低到官方評估價值的0.01%。房屋價值不超過700萬泰銖

2.         Mortgage: Reduce from the normal rate of 1% to 0.01% of the mortgage amount when registered at the same time as the sale of the property. For houses worth no more than 7 million baht

抵押貸款:在出售房產時同時登記,抵押貸款利率從一般1% 降至抵押貸款金額的 0.01%。房屋價值不超過700萬泰銖
