Under Thai law, a registered usufruct allows foreigners to legally control, use, and earn income from land without owning it. The right can be granted for up to 30 years or for life, but corporate entities are limited to 30-year terms. To be legally enforceable against third parties or future buyers, the usufruct must be registered on the title deed. Usufructs are non-inheritable personal rights that automatically terminate upon the holder's death.
